PORTABLE TENANT SCREENING REPORT

WASHINGTON STATE

WHAT IS THE PORTABLE TENANT SCREENING REPORT?

A Portable Tenant Screening Report (PTSR), also known as a Reusable Tenant Screening Report (RTSR) depending upon the state, can include credit, rental, criminal, income, employment, and eviction history. These reports are used by landlords to assess the potential tenants applying for their properties and are usually provided by third-party vendors to ensure accurate information. Traditionally, such reports weren’t portable/reusable, causing the consumer, you, to be forced to obtain multiple reports for multiple fees. Our Portable Tenant Screening Report (PTSR) can be shared with up to 150 landlords within thirty (30) days, making them reusable and saving YOU money.

Our Portable Tenant Screening Report (PTSR) is ordered by the potential renter and is shareable with up to 150 landlords during a 30-day period. The Portable Tenant Screening Report (PTSR) we provide contains:

Identity Verification

Credit Score and Profile

Criminal Background Check

Income and EmploymentVerification

current address verification

Eviction History

Certification that nothing material has changed

As a member of the National Consumer Reporting Association (NCRA) and certified under Fair Credit Reporting Act (FCRA) guidelines, we provide portable tenant screening services in accordance with industry standards and in compliance with state legislation. Our platform allows multiple landlords to access your report directly by your invitation on our secure site. How to Obtain Your Portable Tenant Screening Report

You will complete one application, make a single payment, and invite your potential landlord(s) to view your report.  Once the Landlord accepts the invitation and you finish a two-question identity verification process (via text), both you and the landlord you invited to view the report receive a copy in minutes. This report serves as your official Portable Tenant Screening Report (PTSR) for landlords overseeing the properties you wish to rent.

Your Portable Tenant Screening Report (PTSR) includes detailed information about your background, assisting landlords in evaluating your suitability as a tenant. Having your report easily accessible by invitation gives you a crucial advantage in securing your next home and each potential landlord is an invitation away from confidently viewing your report. Rest assured that you are ahead of the competition and well prepared for the rental application process.

Why Choose A Portable Tenant Screening Report

Tenants navigating today’s rental market frequently apply to multiple properties before securing a home. Each landlord may require a separate screening report, resulting in repeated charges for essentially the same information. This cycle introduces unwarranted delays for tenants, adds complexity to the rental process, and costs you money.

Landlords, too, face delays while waiting for various reports from different sources. The Portable Tenant Screening Report (PTSR) offers a solution that streamlines the experience for both tenants and landlords, enabling efficient and quick access to reliable screening information. With a Portable Tenant Screening Report (PTSR), prospective landlords can conveniently view your report by invitation through our website, at no cost to them. Tenants benefit by only paying a single fee during a 30-day period and can share the report with up to 150 landlords. Our platform allows multiple landlords to access your report directly by your invitation on our secure site. This arrangement ensures that the Portable Tenant Screening Report (PTSR) has not been altered and allows both parties to proceed with confidence.

Washington State law (Revised Code of Washington 59.18.257) allows for prospective tenants of residential properties to provide their own Reusable Tenant Screening Report (RTSR) to landlords, also sometimes referred to as a Portable Tenant Screening Report (PTSR). The report includes identity verification, credit report, criminal history, eviction history, employment and verification, and address and rental history as well as certification that the information has not materially changed. The state law does not mandate landlords to accept a full and accurate Portable Tenant Screening Report. However if they do accept your Portable Tenant Screening Report (PTSR) they cannot charge the you for an additional screening report.

What’s in a Reusable Tenant Screening Report?

A comprehensive RTSR must include:

  • Credit history
  • Rental history and any past evictions from the last seven years
  • Criminal background check, including a check of sex offender registries
  • Employment and income verification
  • Proof of current address
